This building is a commercial developer’s project, the developers having resolved to retain ownership as a long term strategy. Currently it is 70% leased with completion in January 2010.44 Station Street has a net lettable area of 6600m², comprising basement and part ground floor car parking for 166 vehicles with office accommodation located in the balance of the ground floor fronting Station Street, the first and second floors and 80% of the third floor, the balance of the third floor being balcony space.
This building has been independently reviewed in relation to environmental impact and is considered to have achieved best practise outcomes when assessed across a broad spectrum of environmental objectives. This project addresses the stringent requirement of energy efficiency and the design has been optimised using building thermal simulation technology to achieve an excellent potential level of greenhouse gas emissions which exceeds current market best practice.
Special attention has been given to the elevation facing the remaining Station Street markets with the services of a specialist colourist, Eveline Kotai augmenting the Design Team, and creating a mosaic of colour across this northern elevation, which wraps around onto both the adjoining eastern and western elevations. The balance of the elevations subtly vary to address the built scale of Station Street and then the open space of the Roberts Road car park addressed by the southern elevation with a curtain wall of glass mosaics framed by a high level wing profiled awning supported by three storey high columns. The west elevation steps down to reflect the more domestic scale fronting onto Vicker’s Lane, while revealing a hint of the coloured mosaic wall behind by initiating splashes of colour disappearing towards the north elevation.
